The GEO advice being sold to construction companies is often built on a myth
A lot of agencies now sell "GEO" or "AI search optimisation" packages built around the claim that a special file, a magic schema type or an "AI text file" will get you cited by ChatGPT and Google AI Overviews. That claim does not hold up against what Google itself publishes.
Google's own developer documentation on AI features is direct about this: "There are no additional requirements to appear in AI Overviews or AI Mode, nor other special optimizations necessary." It also confirms that AI Overviews and AI Mode use a "query fan-out" technique, issuing several related searches across subtopics before synthesising a response. That single detail changes how a page should be written. If Google is quietly running five or six related searches behind the scenes for one visible question, a page that only answers the headline query in a single paragraph is invisible to four or five of those sub-searches. A page built to answer the main question and its immediate neighbours, in clearly separated sections, has a much better chance of being pulled into more of that fan-out.

The mechanic most GEO content skips: NAP discounting
When your business name, address or phone number on your website doesn't match your Google Business Profile or your Constructionline listing, Google does not try to work out which is correct. It discounts the mismatched signal and often ignores it altogether. This is why a construction company with three different phone numbers across its website, GBP and directory listings can rank fine in classic search but still fail to appear in an AI Overview: the entity behind the business isn't confidently resolved.
The signal construction companies uniquely have: accreditation numbers
Most GEO advice is written for generic local businesses and misses this entirely. A CHAS certificate number, a Constructionline ID or an SSIP membership is a verifiable, third-party-issued fact that AI systems can cross-reference, unlike a claim in your own website copy. Connecting these numbers explicitly to your business's structured data gives AI platforms something a generic marketing agency in another sector simply doesn't have to offer.
Why the timing matters more than the technology
RICS' AI in Construction research found that 45% of construction organisations report no AI use at all, even though almost 70% of project managers and quantity surveyors expect AI to help them deliver more value. That is a wide gap between belief and action, and it is exactly the kind of gap that rewards whoever closes it first.
